The elite residential complex "House on Grota, 1-3" is the second stage of the residential complex "Pesochnaya embankment, 18", commissioned in 2007. The second stage includes 50 apartments ranging from 52.6 to 221.7 square meters. m. The apartments were offered for sale without finishing.

The project initially aroused sympathy: a very decent residential complex in a good location, not a compact development. We only have to say with regret that the company has no time to implement this project. York Development Group it took a lot more than planned. They wanted to put the house into operation back in 2013, but in the end it was commissioned only in 2016 with a delay of more than two years. This was probably due to the crisis, which caused a decrease in demand for housing. But the delay did not affect the quality of the constructed facility: in this regard "House on Grotto Street 1/3" fully meets the definition of elite. However, York Development Group With previous projects he has already proven his ability to work in the premium segment. The company has an average score of “B”; experts note its stable performance. So, in our opinion, there is no point in strongly blaming a developer who failed to meet deadlines in times of crisis.

Apartments in this residential complex are very expensive. However, as far as can be judged by the dynamics of prices for apartments from realtors, in 2016 there was a decrease in their value, in some cases quite significant. As of February 2017, the most affordable offer here is a two-room apartment costing less than 13.5 million rubles. Overall in this house, according to the sales department York Development Group, about 30 apartments are currently available. That is, less than half of the apartments in the building have been sold so far.

The layout of the apartments in the house is very functional. Everything is convenient, there are large kitchen-dining rooms, dressing rooms, spacious balconies. In terms of design parameters, this house fits the definition of an elite one. As for the location, the elitism here is somewhat questionable. The disadvantages of the residential complex include the lack of a direct view of Malaya Nevka (however, from the windows of a number of apartments the river should be visible, since the mansions standing next door are low). But, unlike house 18 on Pesochnaya Embankment, this building is not located right next to the roadway. It is fenced off from noise and dust by the first building.

In general, it cannot be said that this part of the Petrogradsky district definitely fits the definition of prestigious and elite. New and old houses, industrial enterprises and government institutions coexist here mixed together. After all, elite housing is what is on the other side of the river: mansions, palaces and government dachas on Kamenny Island.
But be that as it may, it is still Petrogradka. Residential complexes are being built here, at a minimum, of business class, and the prices for apartments here are very high.

And yet it cannot be said that living on the street. The grotto will be comfortable in every sense. The social infrastructure in this part of the Petrograd region is underdeveloped. Let's say there is a kindergarten in the next block, but that's all. To gain access to social services and shops, you need to go deeper into the center of the Petrograd side.

The ecological situation is generally normal, due to the proximity of the river, Vyazemsky Garden and a sufficient number of trees growing in the courtyards next to the new building. Let's not forget about the proximity of Kamenny and Krestovsky islands. At the same time, an unfavorable background is created by a large number of cars on Pesochnaya Embankment and a small industrial zone to the south of the residential complex.

Transport accessibility of the complex is limited by constant traffic jams that form on Pesochnaya Embankment and Kamennoostrovsky Prospekt. Frankly speaking, communication between the Petrograd side and neighboring areas often becomes a problem. At the same time, the metro, although it is within walking distance from the residential complex, is still not as close as we would like (the distance to it is approximately 1.5 km).
